If you host on Airbnb or VRBO in coastal Orange County, you already know that cleanliness drives your rating more than almost anything else. A guest will forgive a slow Wi-Fi router. They will not forgive hair in the shower drain or a sticky kitchen counter. Here is the turnover process we run for hosts in Newport Beach, Corona del Mar, Irvine, Laguna Beach, and Dana Point.
Start with a walk-through before touching anything. Photograph the unit as the guest left it. This takes two minutes and it is your only record if something was damaged, stained, or is missing. It also tells you whether this turnover needs extra time before the next check-in.
Strip and reset the beds first, not last. Linens need the longest lead time, so getting laundry started immediately means it is not the thing holding up your turnover at the end. Always keep at least two full linen sets per bed so you are never waiting on a dryer.
Kitchen next, and go beyond the counters. Inside the microwave, the coffee maker basket, the fridge shelves, and the trash can lid are the spots guests notice and hosts forget. Check for anything left behind in cabinets and the freezer.
Bathrooms are where ratings are won or lost. Shower glass, drain hair, the toilet base, and the underside of the seat all need attention every single turnover. Restock toilet paper, soap, and towels to a consistent count so every guest gets the same experience.
Finish by staging to your listing photos. Pull up the photos on your phone and match them โ pillow placement, throw blankets, chairs pushed in, blinds at the same height. Guests form their first impression by comparing what they see to what they booked.
Last, send yourself a photo report. Condition, restock levels, and anything that needs maintenance. Hosts who track this catch small problems before they become bad reviews.
